RE/MAX 1 Percent vs Discount Brokers in Las Vegas: What You Really Pay
Quick answer: You can list your Las Vegas home for 1% with RE/MAX Reliance.
I’m Diana Valento, and my fee is 1% of the sale price.
There is no extra brokerage fee.
Homes under $350,000 have a $3,500 minimum.
If your home doesn’t sell, you pay no fee.
Below, you can see how that stacks up against Redfin, LPT Realty 1% agents, flat-fee brokers, and flat fee MLS plans.

Hi, I’m Diana Valento, a listing agent with RE/MAX Reliance in Las Vegas.
The Nevada Real Estate Division licenses me under number S-0169007.
I have sold homes for 16 years, and I have sold more than 500 of them.
Most of my work is in Summerlin and Henderson, but I sell homes across the Las Vegas Valley and Clark County.
A lot of sellers see “list for 1%” ads and ask me the same thing: Are all these deals the same?
They are not.
The rate on the ad is only part of the story.
This page shows you the fine print, in plain dollars.
You can also read how my 1% listing fee works.
The short answer
With RE/MAX Reliance, I charge 1% of the sale price, with no extra brokerage fee.
Homes under $350,000 have a $3,500 minimum.
If your home doesn’t sell, you owe me nothing.
On a $600,000 home, my fee is $6,000. A 2.5% to 3% fee would be $15,000 to $18,000.
Redfin’s 1% is not the same deal.
In Las Vegas, Redfin’s normal listing fee is 2.0%, with a $4,500 minimum.
You only get 1% if you also buy your next home with Redfin within 365 days.
If you sell first, you pay 2% and get a check for the difference after you buy.
The buyer’s agent fee is separate with every broker.
With me, it is set for each sale, from 0% to 3%.
How much do realtors charge in Las Vegas?
A real estate fee, or commission, is a share of the sale price.
It is paid at closing, out of escrow.
There are two parts:
- The listing fee. This pays the listing agent, who works for you, the seller.
- The buyer’s agent fee. This pays the agent who works for the buyer.
No law sets these fees.
They are always open to talks.
A traditional listing agent often charges 2.5% to 3%.
A low commission real estate agent in Las Vegas, like a 1% realtor, charges less for the listing side.
Flat-fee brokers charge a set dollar amount instead.
What is a 1% listing fee?
A 1% listing fee means your listing agent is paid 1% of the final sale price.
On a $500,000 home, that is $5,000.
Some people call this a one percent commission realtor or a 1 percent listing agent.
The 1% covers only your agent. It does not include the buyer’s agent fee, title, or other closing costs.

The fine print behind “1%”
Redfin: 1% only if you buy with Redfin too
Redfin’s ads say 1%.
But its own fee table lists Las Vegas at 2.0%, with a $4,500 minimum.
To get 1%, you must also buy your next home with Redfin within 365 days of closing.
If you sell first, you pay the full 2%. Redfin sends you a check for the difference after you buy.
Two more rules apply.
The fee goes up by 1% if the buyer has no agent.
Redfin’s Concierge plan costs 3.0%.
If you are leaving town or plan to rent next, you pay 2%.
LPT Realty agents: ask about the transaction fee
LPT Realty is a national online brokerage.
Many of its agents run their own 1% programs, so the terms change from agent to agent.
One Las Vegas LPT agent’s page lists photos, virtual staging, paid ads, and free house cleaning.
It also says there are no upfront or hidden fees.
Another LPT 1% program says on its FAQ page that it adds a $695 transaction fee at closing.
Before you sign with any LPT agent, ask: “Is there a transaction fee on top of the 1%?”
Flat-fee brokers: check what you pay up front
A flat fee can save money on a costly home.
Flat Fee LV charges $5,995 at closing, per Clever.
That is less than 1% only once your home sells for more than $599,500.
Below that, a 1% fee costs less.
Some flat-fee offices want money up front.
Clever reports that Vegas Flat Fee charges $2,899 up front, and you don’t get it back.
If your home doesn’t sell, that money is gone.
Flat fee MLS in Las Vegas: you do most of the work
A flat fee MLS plan is not a full-service broker.
Clever says you pay a one-time fee, about $150 for a basic plan or $1,000 or more for a plan with pro photos.
The company puts your home on the MLS.
Then you handle showings, offers, talks with buyers, and the path to closing on your own.
This can work if you have sold before and have lots of time.
Discount broker vs 1% realtor vs flat fee: which fits you?
- 1% realtor: Best if you want full help and a fee that grows with your price. You pay only when the home sells.
- Discount real estate broker in Las Vegas (2% range): You get full service, but you may pay more, or need to buy with them to get the low rate.
- Flat-fee broker: Can cost less on homes over about $600,000. Watch for upfront fees.
- Flat fee MLS: Costs the least, but you do almost all the work yourself.
What RE/MAX Reliance’s 1% includes
You work with me, a licensed RE/MAX agent, from the first talk to closing day.
Your 1% covers:
- A clear price. I give you a market report that shows what homes like yours sold for.
- Pro photos that show your home at its best.
- MLS listing. Your home goes on the Las Vegas REALTORS® MLS, which used to be called the GLVAR MLS. From there it shows up on Zillow, Realtor.com, Redfin, and other home sites.
- Showings and offers. I set up showings, follow up with buyers, and help you compare offers.
- Strong negotiation on price, repairs, seller concessions, and the buyer’s agent fee.
- Paperwork and escrow. I keep your sale on track until it closes.
The terms are simple:
- 1% of the sale price
- No extra brokerage fee
- $3,500 minimum for homes under $350,000
- No sale, no fee
See every detail on my 1% listing fee page.
How much you save at your price
| Sale price | My 1% fee | Normal 2.5%–3% fee | You keep |
|---|---|---|---|
| $300,000 | $3,500 (minimum) | $7,500–$9,000 | $4,000–$5,500 |
| $400,000 | $4,000 | $10,000–$12,000 | $6,000–$8,000 |
| $600,000 | $6,000 | $15,000–$18,000 | $9,000–$12,000 |
| $800,000 | $8,000 | $20,000–$24,000 | $12,000–$16,000 |
For each price, Redfin’s 2% fee for sellers who don’t buy with Redfin would be $6,000, $8,000, $12,000, and $16,000.
These numbers only show the listing fee.
The buyer’s agent fee and other closing costs are separate.
The buyer’s agent fee: the part most sellers miss
Every broker on this page charges a listing fee, and the buyer’s agent fee is a separate cost.
Some ads leave this out.
What changed after the 2024 NAR settlement?
The National Association of REALTORS® settled a case about agent fees in 2024.
New rules took effect on August 17, 2024.
Here is what they mean for you:
- Offers to pay the buyer’s agent can no longer be posted on the MLS. Sellers can still offer them outside the MLS.
- Buyers who work with an agent must sign a written deal with that agent before they tour a home. It must say how much the agent gets paid.
- Sellers can still offer buyer concessions on the MLS, such as help with the buyer’s closing costs.
- Fees are not set by law. They are open to talks.

How I handle the buyer’s agent fee
With me, the buyer’s agent fee is set for each sale.
It can be anywhere from 0% to 3%.
We look at your home, your price, and the market.
Then we pick what makes sense.
Sometimes a seller concession, like help with closing costs, works better than a higher fee.
Here is an example on a $600,000 home.
My 1% fee is $6,000.
If you offer the buyer’s agent 2%, that is $12,000.
Your total is $18,000.
A normal 3% plus 3% deal would cost $36,000.
You keep $18,000 more.
Does the RE/MAX name matter?
Most 1% offers in Las Vegas come from discount or independent brokers.
RE/MAX Reliance offers 1% under a national brand.
Here is what that means for you.
You get a local office at 3700 S Hualapai Wy in Las Vegas.
And you work with an agent who has 16 years of experience and more than 500 homes sold.
Each RE/MAX office is owned and run on its own.
How to pick: 6 questions to ask any 1% agent
- What is my total fee in dollars at my price?
- Is there a minimum fee?
- Is there a transaction, admin, or other fee on top?
- Do I pay anything up front?
- What do I owe if my home doesn’t sell?
- Who is my agent, and how many homes did they sell here last year?

You can also look up any agent’s license on the Nevada Real Estate Division website.
If an agent won’t give you a clear dollar number, keep looking.
Selling in Summerlin or Hen
derson
Summerlin: Many Summerlin homes sell for $600,000 or more.
At that price, 1% saves you $9,000 to $12,000 compared to a 2.5% to 3% fee.
Henderson: Henderson has homes at every price, from condos to big family homes.
If your home is under $350,000, the $3,500 minimum applies.
Above that, you pay a flat 1%.
