Why Buy a Luxury Home in Las Vegas?
Las Vegas has a lot to offer people who want a high-end home. You get sunny weather most of the year. You get mountain views, golf, and the Strip. You also get no state income tax in Nevada. That is a big reason many buyers move here from other states.
Million dollar homes in Las Vegas come in many styles. Some are modern homes on a hillside with city views. Some are Spanish-style homes on a golf course. Some are big custom estates on an acre or more. Others are condos high up in a tower on the Strip.
Most luxury buyers want three things. They want privacy, space and a great view. Many of the best homes sit inside guard-gated communities. A guard at the gate checks every guest. That adds a layer of safety and quiet.
Top Luxury Communities in Las Vegas and Henderson
Here are the luxury neighborhoods buyers ask me about most. Each one has its own feel, rules and HOA dues. For more detail, see my guide to Las Vegas luxury neighborhoods and luxury guard-gated communities.
Summerlin
The Ridges. The Ridges is a guard-gated community in Summerlin. It is known for large custom homes and modern design. It is home to Bear's Best, a golf course built by Jack Nicklaus. Learn more about homes in The Ridges.
Tournament Hills is a guard-gated area in Summerlin next to TPC Summerlin, the golf course. See Tournament Hills homes for sale.

The Summit Club. The Summit Club is a private club community in Summerlin. It has a golf course designed by Tom Fazio. Homes here are some of the most costly in the valley. Read about The Summit Club.
More Summerlin options. Summerlin has many other gated villages too. If you want golf course homes, look at the areas around TPC Summerlin and Canyon Fairways. Ask me which ones fit your price and style.
Henderson
MacDonald Highlands. MacDonald Highlands is a guard-gated community in the hills of Henderson. It is built around DragonRidge Country Club. Many homes have views of the Strip and the whole valley. See my page on Henderson luxury estate homes.
Ascaya. Ascaya is a guard-gated hillside community in Henderson. It is known for modern custom homes and big views. Many buyers buy a lot and build their own home. See Ascaya lots for sale.
Anthem Country Club. This guard-gated golf community sits in the Anthem area of Henderson. It has a private golf club and homes with mountain and city views.
Seven Hills. Seven Hills is a Henderson community with several gated areas. Rio Secco golf course runs through it. Homes range from family homes to large estates.

Luxury High-Rise Condos and Penthouses
Not every buyer wants a yard. Many want a lock-and-leave home with a view. Las Vegas has some great luxury high-rise towers.
- Waldorf Astoria – a hotel tower on the Strip with private homes. It was once known as the Mandarin Oriental. See The Residences at Mandarin Oriental.
- Veer Towers – two leaning glass towers at CityCenter on the Strip.
- Panorama Towers – condo towers just west of the Strip.
- Turnberry Place – guard-gated condo towers near the north end of the Strip.
- Vdara – a condo-hotel at CityCenter.
For the full list, see my guide to Las Vegas high-rise condos. If you want the top floor, see penthouses for sale in Las Vegas.
Horse Properties and Acreage Estates
Some luxury buyers want land. They want room for horses, a big shop, an RV or a guest house. Las Vegas has parts of town with large lots and fewer HOA rules. Some areas allow horses. Rules are set by zoning, so always check before you buy. See my guide to horse properties for sale in Las Vegas.
New Luxury Homes and Custom Homes
Do you want a brand new luxury home? Builders like Toll Brothers sell new luxury homes in Summerlin, Henderson and other areas. Some buyers go one step further. They buy a lot and build a custom home with their own architect.
Here is a tip. When you buy new construction with me, I can rebate up to 50% of my commission to you. This rebate is only for new construction. Nevada allows rebates when we agree in writing and the rebate is shown on the closing statement. Your lender must also approve it.
Bring me with you on your first visit to the builder. Many builders will not let you add an agent later. See Las Vegas new homes for sale, new home builders in Las Vegas and new home rebates.
Sell Your Luxury Home for a 1% Listing Fee
On a luxury home, the listing fee is a lot of money. That is why a 1% listing fee saves the most on high-priced homes. My offer is simple. I list your home for 1%. If your home does not sell, you pay no listing fee.
Here is an example of what you could save. Many listing agents charge 2.5% to 3% for the listing side.
| Sale price | 1% listing fee | 2.5% listing fee | 3% listing fee | Example savings |
|---|---|---|---|---|
| $1,250,000 | $12,500 | $31,250 | $37,500 | $18,750 to $25,000 |
| $2,500,000 | $25,000 | $62,500 | $75,000 | $37,500 to $50,000 |
| $4,000,000 | $40,000 | $100,000 | $120,000 | $60,000 to $80,000 |
| $6,000,000 | $60,000 | $150,000 | $180,000 | $90,000 to $120,000 |
| $10,000,000 | $100,000 | $250,000 | $300,000 | $150,000 to $200,000 |
Example only. Fees are not set by law and can be negotiated. The buyer's agent fee is separate. Your costs depend on your listing agreement.
You still get full service. I price your home, list it on the MLS, market it and handle the offers. I stay with you through closing. Learn more about my 1% home listing fee.
How I Market Luxury Listings
A luxury listing needs to look its best. Here is what I do for my sellers:
- I list your home on the Las Vegas REALTORS® MLS, so local agents and home sites can see it.
- I share your home with the RE/MAX network, which has agents around the world.
- I use pro photos and video to show your home at its best.
- I set the price based on recent sales of similar homes nearby.
- I screen buyers and check proof of funds or loan approval.
- I keep your showings private and safe, with set times and rules.
Tips for Buying a Luxury Home in Las Vegas
Know how you will pay. Many luxury buyers pay cash. Others use a jumbo loan. A jumbo loan is for a price above the normal loan limit. It may need a bigger down payment. Get approved before you shop so sellers take your offer seriously.
Check HOA dues and rules. Guard gates, parks and pools cost money to run. HOA dues in guard-gated communities can be high. Some areas have more than one HOA. Read the rules on things like paint colors, rentals and parking.
Ask about golf club fees. Buying a golf course home does not always mean you are a club member. Some clubs have a join fee and monthly dues. Ask early, so there are no surprises.
Think about taxes. Nevada has no state income tax. Property taxes still apply. Ask a tax pro how a move could affect you.
Get a full inspection. Big homes have big systems. Pools, solar panels, smart home gear and many AC units all need a check. A good inspection protects you.

Frequently Asked Questions About Las Vegas Luxury Homes
What counts as a luxury home in Las Vegas?
There is no one rule. Many buyers and agents use $1 million as a starting point. Location matters too. A home in a guard-gated golf community or with Strip views is often seen as luxury even near that line.
What are the best luxury communities in Las Vegas?
Top names include The Ridges, The Summit Club and Red Rock Country Club in Summerlin. In Henderson, look at MacDonald Highlands, Ascaya, Anthem Country Club and Seven Hills. Southern Highlands, Spanish Trail, Queensridge and The Lakes are also popular.
How much does it cost to list a luxury home with you?
My listing fee is 1% of the sale price. If your home does not sell, you pay me no listing fee. The fee paid to the buyer's agent is separate and is set by you in the listing agreement.
How much can I save with a 1% listing fee?
It depends on the price. On a $2 million home, a 1% fee is $20,000. A 3% listing fee would be $60,000. That is a $40,000 difference in this example. Your actual costs will depend on your contract.
Do you offer a rebate when I buy a luxury home?
Yes, on new construction only. I can rebate up to 50% of my commission when you buy a brand new home. Nevada allows rebates when we agree in writing and the rebate is shown on the closing statement. Your lender must also approve it.
Can I buy a luxury home in Las Vegas with a jumbo loan?
Yes. Many luxury homes cost more than the standard loan limit, so buyers often use a jumbo loan. These loans can need a larger down payment and more cash in the bank. Talk with a lender before you shop.
Does Nevada have a state income tax?
No. Nevada does not have a state personal income tax. This is one reason many buyers move here from other states. Ask a tax pro how it applies to you.
What is the difference between guard-gated and gated?
A gated community has a gate that opens with a code or remote. A guard-gated community has staff at the gate who check in every guest. Guard gates often mean higher HOA dues.
Do I have to join the golf club if I buy a golf course home?
Not always. In some communities, club membership is optional. In others, it may be tied to the home or have its own rules. Always check the club and HOA papers before you buy.
Do you help with luxury condos too?
Yes. I help buyers and sellers in high-rise towers like Waldorf Astoria, Veer Towers, Panorama Towers and Turnberry Place. Call me at 702-508-8262 to talk about your plans.
